HMO, Aldershot.

We acquired end of terrace rundown property from a local landlord who was no longer interested in refurbishment project. Using our own capital and private investor finance, we converted the buildings into a high-quality 5-bed 5-ensuite HMO, designed and finished to an exceptional standard.

The property now performs extremely well, delivering strong, consistent cash flow while providing modern accommodation for local professionals. After completion, we refinanced the project, repaid our investor, and released capital to reinvest into the next development.

HMO, Aldershot.

We purchased an ageing property from a long-term local owner who no longer wished to take on a redevelopment scheme. With a blend of our own funds and private investor capital, we transformed the asset into a premium 6-bedroom 6 – ensuite HMO, finished to an exceptional level of design and specification.

Today, the property delivers outstanding performance, generating reliable, healthy cash flow while offering high-quality living space for local professionals. Once the redevelopment was completed, we refinanced the asset, returned the investor’s capital+interest, and unlocked additional funds to move forward with our next project.

HMO, Farnborough

We purchased a mixed-use property in Farnborough — previously operating as a radio repair business on the ground floor with a residential flat above. Using our own funds alongside private investor finance, we secured planning permission to convert the building to C3 residential use, and subsequently to a C4 HMO.

The property was fully redeveloped into a high-quality 6-bed 6-ensuite HMO, offering spacious rooms, modern design, and a premium living environment for local professionals. The building is now fully occupied, delivering strong and consistent cash flow to the business.

After completing the works, we refinanced the property, allowing us to return capital to the business and paid out the loan to our investor partner. In addition, the site included surplus land, which now forms part of our next development phase, where we are actively pursuing planning permission for a brand-new residential dwelling to further expand our portfolio of Serviced Accommodations. 

Serviced accommodations units (SA), Farnborough

We acquired a single dwelling on a generous plot in Farnborough using our own capital, then secured private investor finance to demolish and redevelop the site into two premium serviced accommodation units. The project was delivered by Namis Development  to a high specification, creating modern, high-end stays that now perform exceptionally well. Both units currently achieve an average occupancy rate of around 75% year-round, generating strong and consistent cash flow for the business. 

Camberley, Surrey.

Ongoing Development – Office Conversion to 12 Flats

We acquired two neglected office blocks that had remained unused for years—one severely dilapidated with collapsed floors, roof, and staircase after more than 15 years of abandonment, and the other vacant for over five years. While the market avoided the site due to its condition, we recognised the potential and secured the property through a 60/40 investment partnership, combining our capital with long-standing investor finance. We have now obtained permitted development approval to convert both buildings into 12 modern residential flats, complete with allocated parking. Securing this planning uplift has already increased the site’s value significantly. Our team is currently enhancing the scheme by pursuing rear extensions and improved layouts to expand the internal footprint for around 30% and elevate the Gross Development Value from approximately £2.2 million to £3 million. Development finance for the construction phase will be provided by our recurring investor, who continues to reinvest capital across our projects. This ongoing scheme represents a major value-add opportunity and an exciting next step for our development team.
